Modern Farmhouse Plan: 1,992 Square Feet, 4 Bedrooms, 2.5 Bathrooms

In addition to the house plans you order, you will also need a site plan that shows where the house sits on the property. You also need beams for the specific roof loads in your area. Your home builder can usually help you with this. You will also need a septic tank design unless your country has a sewer system. Many areas now have area-specific energy codes to follow. This usually involves filling out a simple form that provides documentation that your home plan meets the requirements.

In some areas, you need to take a second step to make sure your home plans comply with local codes. Some regions in North America have very strict engineering requirements. Examples include, but are not limited to, the earthquake-prone areas of California and the Pacific Coast, the hurricane-prone areas of Florida, the Gulf of Mexico, and the Carolina Coast. New York, New Jersey, Nevada and parts of Illinois also require review by a local professional. If you are building in these areas, you will most likely need to hire a state licensed civil engineer to analyze the project and the additional drawings and calculations required by the building department. If you’re not sure, the building department usually provides a brochure with all the things they need to submit and get a building permit.

Moreover, stock plans do not come with a professional stamp. If your building department requires a stamp, they will only accept a stamp from a licensed professional in the state where you plan to build. In this case, you must take the house plans to a local engineer or architect for review and stamp. Additionally, plans used to build a home in Nevada must be drawn up by a licensed Nevada architect.
