The architectural details in this home are beautiful. the front brick panels leading to the front door accentuate the upper arches and columns of the covered porch. As you enter the home through the grand foyer, you enter the great room with vaulted ceilings, corner gas fireplace and access to the rear covered porch. Adjacent to the foyer is a dining room with bay views to the front or could be used as an office or study. Floor Plan(s) Generally, each house plan kit comes with a 1/4″ scale door and window graphic. Floor plans are usually drawn with 4″ exterior walls. However, some designs may have details/sections for 2″x4″ and 2″x6″ walls. See “External Wall Frame” specification above.

Roof Drainage Plan Generally, any house plan can include a roof drainage plan, which shows the layout of all roof sections/plans.

Exteriors Generally, each home design kit includes all front, side, and rear elevations as well as custom exterior details.
Interiors Where applicable, each home design includes appropriate interior finishes including cabinets, cabinet details, columns and walls with unique finishes.
Single use permit You can only build one house from a set of plans unless you purchase a multi-use permit. Designs may not be resold or transferred.

In addition to the house plans you order, you may need a floor plan showing where the house will be located on the property. You may also need flashes that are sized to accommodate roof loads specific to your area. Your home builder can usually help you with this. If your sanitary sewer system cannot be repaired, you may also need a septic plan. Many areas now have specific energy codes that must also be met. This usually involves filling out a simple form providing documents that match your housing plans.
In some areas, you need to take an extra step to ensure your housing plans comply with local regulations. Some regions in North America have very strict technical requirements. Examples include the earthquake-prone regions of California and the Pacific coast, and the hurricane-prone regions of Florida, the Gulf Coast, and the Carolinas. New York, New Jersey, Nevada and parts of Illinois also require a local professional review. If you are building in these areas, you may need to hire a licensed structural engineer to review the plan and provide additional plans and calculations required by the building department. If you’re not sure, building departments usually have a brochure that shows you all the things you need to submit and get a building permit.
Additionally, storage plans do not have a professional seal. If your building department requires it, they may not just accept a professional seal licensed in the state you want to build. In this case, take the house plans to a local engineer or architect to have them reviewed and stamped. Additionally, plans used to build homes in Nevada must be prepared by a licensed Nevada architect.
