The construction of a new store begins! My wife and I have just moved and one of the criteria for moving was to expand the business shop. The house exceeded all our criteria and the yard shop is a great base to fix up and turn into a great workshop for my needs. The floor of the shop measures 40′ x 40′ and the shop itself occupies 30′ x 40′ of that space. On one side, there is a 10-foot canopy with a raised storm shelter that separates the space. The structure itself is only 4 or 5 years old and the previous owner built it for cars. Before I went, I knew the store wasn’t 100% perfect and needed some work. In this article I will introduce you to the build and let you know about the issues and my plans to fix it to my needs.

Inside, it looks like a basic barn structure. Every 10 feet there is a 6×6 post connected to five horizontal 2×4 boards. Those 2x4s are what the outer tin is attached to. There is some kind of thin membrane between the jar and the 2×4 that acts as a thermal barrier and also prevents condensation inside the jar. Anyway, this is my guess.
Inside, you will see the front door and the window on the right wall, the stairs to the roof and the back wall supply and ventilation and exhaust ventilation, as also two long horizontal windows and an exhaust fan on the left. There are already many characters in store. The previous owner used old tin plate on the roof as well as the first few feet of the walls. A black board was then added on top. The punch and tin will be removed as they don’t fit me. In its place will be 2×6 stud wall on 24” centers, insulation and 3/4” smooth surface plywood. This will give me many more mounting options and improve the performance of the climate control.
When you enter the front door, the electrical panel is in the corner on the left. The fridge and office will be immediately on the right. If the fridge is too noisy for my computer to record the sound, I move it.
The office will run along this wall as I put in all the items I made for my last office. I’m not entirely sure if I’ll use the taller office desk I made, as it was made primarily for my dogs, who won’t be with me in the store.

In this shot, your back is to the back wall and you are looking forward. There are two large swinging doors at the front. Outside, they are painted brown and baked under the sun’s rays! A lot of heat radiates through the doors into the room. The morning sun rises about 20 degrees from the front of the store, so the amount of sunlight they get is not extreme, but it causes overheating problems. I would like to replace them with insulated doors with windows. The windows let me see the road and know if someone is pulling up to the house or shop, and since the doors don’t have work, the light coming in won’t cause a problem with the camera.
In this picture you can also see the tin on the roof and the light fixtures. The tin stops where the loft is on. The light is good enough to work here, but not good enough for shooting video. They will be replaced with American Green Lights LED fixtures that I had in my previous shop.
On the back wall there is forced ventilation, ventilation and air conditioning. The unit was working and tested when we bought the property, but I knew that due to the situation, this unit was not perfect and would eventually be replaced with a mini split unit. What I didn’t know was how troublesome it was and what I would get out of it in just a few business days. When I got to the shop the gas level was so low it didn’t even show on the gauges and the starter capacitor was dead. The condenser is an easy fix, but this low gas level tells me there is a serious leak somewhere. I went ahead and solved these two problems
