Approval was received from the Ann Arbor Planning Department for the planned project with employee parking underneath the building. Because the building is located on a corner lot, the proposed project allows for a significant reduction in the minimum setback requirements of the front yard to the north and east to increase the building and parking spaces.

Designing an in-ground rain garden with water-absorbing plants costs $40,000 to $50,000 less than an in-ground water retention system. The proposed site grading captures and cleans most of the stormwater on the site and directs it to the city storm sewer below Burwood Avenue. Rainwater is collected underground to irrigate the lawn. The landscape includes a contrasting land use buffer to screen adjacent residents to the south from the proposed development.
The building is designed to create an energy-efficient working environment that provides the following benefits: 1) a heat pump system transfers heat from the cooling area to the heating area, 2) a special outdoor air system – carbon dioxide controlled, 3) high efficiency condensing boiler, 4) indirect hot water system, 5) tinted glass on south, east and west elevation, low-e glass on north elevation to reduce solar gain, 6) construction of overhangs for solar heating. Partial shading creates a window to minimize 7. ) creating an envelope air barrier, 8) highly insulated wall, ceiling and floor system, 9) improved thermal value of opaque surfaces, 10) daylight control of interior lighting fixtures, and 11) main interior ventilation of the first floor.
Nine covered parking spaces located on the final level directly below the building complement the surface park on the south and west sides of the site. Although underground parking increases the construction costs, the advantage of the planned project is that it allows to increase the building area to reduce the risk of construction costs of an additional parking level.
The second floor provides 3,800 square feet of medical rental space to assist the periodontist (building owner) with monthly payments on the permanent mortgage loan.
