This micro-apartment showcases great design with smart thinking for small spaces, including 10-foot floor-to-floor heights, premium hardwood floors and finishes, and an inviting balcony.
This little wonder is courtesy of BuilderOnline.com and designed by Archer Studios for the Silicon Valley workforce in San Jose, CA. Each unit has a living, dining and sleeping area, kitchen and bathroom, and some have a balcony or patio. Measuring just 300 square feet, these studios were designed after researching cruise ship cabins and other small spaces (to ensure full usability). Also known as a “smart space,” this proposed micro-apartment by Berkeley developer Patrick Kennedy occupies 220 square feet of space in San Francisco, CA. This unit is easy to use, with amenities designed to serve multiple purposes with a small footprint.

All house plans are designed to meet building codes for when and where the original house was designed.
In addition to the house plans you request, you may also need a site plan showing where the house is located on the property. You may need appropriately sized joists to accommodate the specific roof loads in your area. Your home builder can usually help you. Unless your place has a sanitary sewer system, you may need a septic design. Many regions now have region-specific energy codes that must be followed. This usually involves completing a simple form that provides documentation that your house plans meet the requirements.
In some areas, there is a second step you must take to make sure your house plans comply with local codes. Some regions of North America have very strict engineering requirements. Examples include, but are not limited to, earthquake prone areas along the California and Pacific coasts, hurricane hazard areas along the Florida, Gulf and Carolina coasts. New York, New Jersey, Nevada and parts of Illinois also require an inspection by a local professional. If you are building in these areas, you will need to hire a state licensed structural engineer to review the design and provide any additional drawings and calculations required by your building department. If you’re not sure, building departments usually have a brochure that lists all the items you need to submit and get a building permit.
Inventory plans also do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a licensed professional in the state where you plan to build. In this case, you should take your house plans to a local engineer or architect for verification and sealing.
