I recently stayed overnight at Casata Austin, a new community of 66 tiny houses for rent. It offers an alternative to traditional homes or condos in one of America’s hottest real estate markets.
This 6 acre community is located in a quiet neighborhood approximately 20 minutes south of downtown Austin. Arriving at the development on a rainy April morning, there are rows of dark green houses surrounded by dense oak trees, giving it a woodland feel.
Tiny House For Sale
The development represents a proof-of-concept for Casata, an Austin company that launched in 2020 with plans to build tiny-home-like communities for rent in Texas and across the country.
Casata said its next development will be in the fast-growing college town of San Marcos, about 30 miles south of Austin. It will have more than 200 units, much larger than Casata Austin.
The company is also looking at developments in other Texas cities such as San Antonio, Houston, Dallas, Waco and College Station.
Casata welcomed its first residents in February, about a year after construction began. Of the 60 units for long-term residents, only five are available for rent.

Homes range in size from one-bedroom, one-bathroom units at 378 square feet to the largest two-bedroom units at 758 square feet. Each rental includes a covered patio, which also varies in size.
Forrest Hardy, who oversees technology, marketing and CasataStay, Casata’s short-term rental business, said the remaining units are expected to be leased in the coming weeks.
Casata owns six units as short-term rentals, listed on sites such as Airbnb and Vrbo. I live in one of the units: one bedroom, one bathroom, 400 square feet of interior space.
Hardy said CasataStay has grown into its own business, and short-term rental units could make up a significant portion of future Casata developments.

Casata is the brainchild of local real estate developer Aaron Levy, who came up with the idea during the COVID-19 pandemic. I met him at my rental unit shortly after he arrived.
Levy told me he wants to create a community of single-family homes that offer privacy and convenience at affordable rents and have a smaller footprint than the sprawling homes being built today.
He also wanted to create a sense of community that he felt was missing from the apartment complex, he said.
“You have a sense of your own home and your personal space, but we really live a lifestyle that includes community involvement,” Levy said.
My $3500 Tiny House, Explained
Rising home ownership prices have put off many Austin residents, leaving them to look for other options. Casata is designed to help meet this housing need.
The median home sale price in Austin reached $645,000 in March, up 21.9% from a year earlier, according to broker Redfin.
Rents have risen in the same way. The average monthly rent for a one-bedroom apartment in Austin is $1,550, up 31% from a year ago, while the average rent for a studio is $1,290, according to the website Zumper.
Rent starts at $1,459 for a 659-square-foot one-bedroom unit in Camden Shadow Brook, an upscale apartment community about 2 miles from Casatta Austin.

The price is about the same as the Casata I live in, but the area is bigger.
But there are trade-offs. In Casata I don’t share a wall with anyone, and I feel I have more privacy and outdoor space than in an apartment building.
Within the next five to seven years, Casata aims to have 30 to 40 communities, which will be about $1 billion, Levy said. Backers of the company include the family office of WeWork founder Adam Neumann, he said.
The Casata units are considered prefabricated homes, meaning they are built in a factory, then shipped to the Austin site to be installed on a steel frame.

Casata worked with pre-fabricator Champion Homes to produce the units using existing floor plans, with a few minor changes.
Casata Austin homes are built at a factory near Dallas, and each can typically be built within a week, Levy said.

CasataStay short-term units are fully furnished. My unit looks and feels a lot like other Airbnb listings I’ve stayed in, with pastel colors accented with pops of color.
Central Coast Tiny Homes
The living room has a built-in entertainment center and an extended counter that doubles as a desk. It’s not the prettiest desk I’ve ever seen, but in this age of working from home, it’s a nice touch.
A window above the kitchen pantry prevents the house from feeling cramped. The kitchen has ample cabinet and counter space and is much more functional than I thought it would be.
Space is tight, so the kitchen configures the oven as a convection microwave, combi microwave and extractor hood.
What I love most about this house is the abundance of natural light and greenery. A window above the bed lets in light while still allowing privacy.
Sq. Ft. Spacious Tiny House On Foundations
The back porch of my unit has a few chairs and a small table, and I thought it would be the perfect place to hang out on a warm Austin night.
There is a community garden opposite my unit where residents grow a variety of vegetables.
Adjacent to the garden is a shaded area with picnic benches, where Casata plans to host community events. A Casatta employee known as the “Campus Alchemist” is dedicated to these activities.
Adjacent to the community space is a stage where Casa Tower plans to host fitness events such as yoga classes and live music performances.
So You Want A Tiny House? Things To Consider When Downsizing
At the heart of the Casata community is a wellness center with a pool, co-working space and gym. It was in the final stages of construction when I went, but I had to stop by.
Build-to-rent communities like Casata’s have sprung up in Austin, where developers build single-family homes to rent rather than sell. Many include apartment complexes such as swimming pools.
Co-working spaces in the center feature re-arrangeable lounge furniture, as well as desks and areas where people can work individually. Next door is the meeting room for meetings.
Residents who need more space to store their belongings can rent storage space at this warehouse across the street from the facility center.

When I visited, the community was powered by two generators – one of which is pictured above – and they were being backed up until Casata could connect to the main grid at the end of April.
In the late afternoon I visit my neighbor, Vickie Restani, a 71-year-old semi-retired nurse from California who rents a two-bedroom Casata with her dog, Kiah.
Restani’s 758-square-foot floor plan is the largest in Casata Austin, and you can feel it right away—vaulted ceilings and a more spacious layout make it feel more like a traditional single-family home, even if it’s still compact.
When Restani moved from San Francisco to the Austin area about four years ago, he bought a 2,000-square-foot house in the Austin area. But when her monthly property taxes went up by $1,000 last year, she knew she had to move.

In February 2021, her cousin showed her an ad for Casata Austin, and Restani signed an unprecedented lease. Since he was one of the first to join, he pays $1,570 a month, which includes updated internet, utilities, trash, storage unit and pets.
Restani said living in Casata is “very different” than living in an apartment complex, which she has done.
“I feel like I have a home,” Restani said. “People are out there, hanging out and interacting with each other. In my experience, that’s not the case in apartments. People are very focused on their own lives.”
“I had to let go of a lot of things that I had for a long time,” Restani said. “But once I started, it felt really good. I actually felt lighter.”
