All house plans sold by Archival Design are designed to the International Residential Code (IRC) as well as local codes where the designer lives or the home is built.
All housing plans are designed to meet or exceed national building standards required by the International Residential Code (IRC). Due to the differences in climate and geography across North America, each city, local municipality and county has unique building codes and regulations that must be followed in order to obtain a building permit. Before purchasing a house plan, we recommend meeting with local building officials to determine the building requirements in your area. Buyer and/or Builder Responsibility. The structure is therefore designed to comply with local codes
House plans are not stamped or signed by an architect or engineer. Additionally, house plans typically do not include structural engineering notes/calculations. Check with your local building official to see if they are stamped. If required, the building department will only accept stamps from the state in which the house was built. Provided by licensed professionals.
Depending on your city, county, and state building requirements, the home plan may need to be reviewed by a local licensed architect or engineer for structural details and code standards before construction begins. This is especially true in coastal areas and during earthquakes, high winds and heavy snow. If you are building in these areas, a licensed structural engineer should provide the necessary calculations and additional drawings. We permit the use of our plans subject to your obligation and agreement to strictly comply with all local codes, regulations, ordinances and requirements during construction and permitting. We recommend that you check with your local building department to find out current requirements. The buyer and/or builder are responsible for additional costs incurred in meeting municipal requirements or other construction requirements.
