This 30×40 shop layout comfortably accommodates two vehicles for maintenance or restoration projects. The 14 foot awning height allows most vehicles to be fully raised in the workshop. Access is through a large 12×14 overhead door in the left end wall and a 12×14 roll up door in the front wall. Two crew doors were also added.

Funktion Design Office

This configuration benefits from a 14-foot ground clearance for pickup trucks and large trucks. The floor plan provides enough space for 2-3 vehicles for storage or comfortable work. The structure is accessed through a 12×10 roll-up door in the end wall and a 12×10 overhead door in the side wall. The attached apartment provides an additional 480 square meters of covered storage.

The process of building the new store has begun! My wife and I just moved, and one of the criteria for moving was a bigger warehouse for the business. The house exceeded all of our criteria and the shop at the back was a great starting point to renovate and turn into a large, functioning shop that would suit my needs. The warehouse floor measures 40″ x 40″ and the warehouse occupies 30″ x 40″. There is a 10′ pitched roof on one side with a storm screen upstairs that separates this space. The structure itself is only 4-5 years old and was built by the previous owner for car use. When I started moving out, I knew the store wasn’t 100% perfect and needed fixing. In this article, I will walk you through the structure, tell you about the problems, and plan to renovate it according to my needs.

Inside, it looks like a very simple warehouse structure. Every 10 feet there is a 6×6 post connected by five horizontal 2×4 boards. The outer tin is screwed to this 2×4. There is a thin film between the tin and the 2×4 that seals in the heat and prevents condensation inside the tin. Anyway, that’s my tip.

Internally, the starboard wall has doors and windows, stairs to the loft, and the rear wall has a vent intake and exhaust, two long horizontal windows and an exhaust fan on the port side. Many characters have been developed with the business. The previous owner also used old tin on the roof and front walls. A black dowel board was then placed over it. The latch plate and tin box are being removed as it doesn’t suit my needs. In its place will be a 2×6 framed wall on 24” centers with insulation and 3/4” smooth faced plywood. This provides more mounting options and allows for much better climate control.

When you enter the man’s door, the electrical panel is in the left corner. The refrigerator and the office will be on the right. If the fridge is too noisy to record with my computer, I start it up.

The office stretches this wall as I carry everything I did in my last office. I’m not entirely sure if I’ll use the taller office desk I made because it’s primarily for my dogs, who won’t be in the store with me.

In this picture, with his back to the wall, he has his back and is looking forward. There are two large rolling doors at the front. They are painted brown on the outside and baked by the sun, they are baked! A lot of heat is released into the space through the doors. The morning sun rose about 20 degrees in front of the store, so the sun wasn’t great, but it did cause warm issues. I would like to replace these with insulated window doors. Through the windows, I can look out into the street to see if anyone is attracted to the house or shop, and since there is no workplace directly in front of the door, the light coming in there is not a problem for the camera.

The roof and lights are also visible in this picture. The tin stopped up in the attic. The lights are good enough to work here, but not good enough for video. They are being replaced with the American Green Lights LED used in my previous store.

On the back wall is the forced air HVAC. This device works and was tested when we bought the property, but I know it is not ideal and will eventually be replaced with a distributor. I don’t know how problematic this is and it will be resolved in just a few business days. When I first went into the shop the gas level was low enough that it didn’t show on the gauges and the start capacitor was dead. The condenser is easy to fix, but a low gas level indicates a serious leak somewhere. I went and fixed both issues and had the space perfectly cooled in a few days. Then something near the compressor shorted it and killed the system forever. Knowing that this device would eventually be replaced, I decided to stop tinkering and prepare for the replacement. Meanwhile, with Mississippi’s heat and high humidity, the temperature is one and a half million degrees.

The loft is 12″ wide and 20″ long. Plenty of space for long-term storage. Plan A is to use this space for light storage to keep the space below clean and less cluttered. While moving into the space, my friend Jeremy suggested boxing up the loft and turning it into an office. I liked the idea and decided that this Plan B was the way to go. But after thinking it through and dealing with the many little issues that came up in this situation, I decided to go back to plan A and just use it as storage. Maybe I’ll look into this idea more in the future.
