In addition to the house plans you order, you may also need a site plan that shows where the house will be located on the property. You may need to adjust the joist size to accommodate the specific roof loads in your area. Your realtor can usually help you with this. You may need a septic tank design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that must also be followed. This usually involves filling out a simple form, providing documents that match your home plans.
In some areas, you may need to take a second step to ensure your home plans comply with local codes. Some regions of North America have more stringent engineering requirements. Examples of this include, but are not limited to, earthquake prone areas in California and the Pacific coast and hurricane prone areas in Florida, the Gulf of Mexico and the Carolina coast. Parts of New York, New Jersey, Nevada and Illinois also require a review by a local professional. If you are building in these areas, you will likely need to hire a state-licensed civil engineer to analyze the design and prepare additional drawings and calculations required by your building department. If you’re not sure, the building department usually has a handbook where they’ll give you a list of all the projects they need to do and get a building permit.
Also, stock plans do not come with professional brands attached to them. If your building department requires it, they will only accept a stamp from a professional license holder in the state where you plan to build. In this case, you need to take the house plans to a local engineer or architect for review and approval. Additionally, home building plans in Nevada must be drawn by a licensed Nevada architect.
