In addition to the house plan you request, you may also need a site plan that shows where the house will be located on the property. You may also need joist sizes to accommodate specific roof loads in your area. Your home builder can usually help you with this. You may also need a septic design unless your site has a sanitary sewer system. Many areas now have area-specific energy codes that must also be followed. This usually involves completing a simple form that documents that your home plan meets the requirements.

In some areas, you need to take a second step to make sure your home plans meet local codes. Some areas of North America have stricter engineering requirements. Examples of this are, among others, the earthquake-prone areas of California and the Pacific coast, the hurricane-prone areas of Florida, the Gulf and Carolina coasts. New York, New Jersey, Nevada and parts of Illinois also require reviews by local professionals. If you are building in these areas, you may need to hire a state-licensed structural engineer to review the design and provide additional drawings and calculations required by your building department. If you’re not sure, the building department usually has a brochure that lists all the items you need to file and get a building permit for.
Also, stock plans do not have a professional seal attached. If your building department requires it, they will only receive a stamp from a licensed professional in the state where you plan to build. In this case, you will need to have your house plan reviewed and stamped by a local engineer or architect. Also, plans used to build homes in Nevada must be prepared by a licensed Nevada architect. A reverse mirror set is a hard copy of your home, resulting in the same image you see if you hold that image up to the mirror. Everything, including the text, is backwards from the original order. This type of image is usually used to more closely match the original plan on the site, either because the homeowner prefers it that way or because of the limitations of the site itself. Note: Reverse mirror set is available in 5 or 8 copies only. With reproduction, PDF or CAD assemblies, you can print mirrored copies locally. Also: 5 copies of selected sets, allows only 4 duplicate sets to be selected. Copy 8 selected sets, only allow 7 duplicate selected sets.
