12×16 Tiny House Floor Plans – We live in a small house with 5 children. My parents live 1200 miles away and like to visit each other a few times a year. When we saw the ad for the cabin / shed (unfinished), the wheels started spinning and the idea started to come up. What about us building a small guest house of Mom and Dad? So we must not leave our bedroom to sleep on the couch when they arrive! We put ideas into them and they love it as much as we do!
We want them to have a full bathroom and a king bed (on the main floor). How much can we do with a 12 x 16 shell? We drew the floor plan several times until we got to what we have now.

I love how it turned out and I hope you do the same! We moved here by renting a cabin and transporting our bicycles about 25 km to our home. We built a small room (5 x 5 x 5) that can hold a bucket of hot water and store some things. We moved the cabin to the main floor and went to work. We replaced the 2 x 4 walls with 2 x 6 walls – built to not take inches from the inside of the building. We have a cold winter and want to use the hut all year round.

We chose electric heating because installing gas cables would be too expensive. The cottage has everything except the laundry room. It has a small kitchen with a refrigerator (with freezer), two kitchens, a microwave and a large toaster. The cabin also has air conditioning for very hot days. We can put two beds with a large file drawer and a small wardrobe underneath.
We have a living room with a sofa, a built-in bookcase and an electric lamp. There is a dining room, a table and four chairs. Bathrooms have showers, toilets and towers, beds for towels, towels and personal items.
There is a lock on the bathroom floor that takes you to the “basement” where you can put your suitcase and so on. In addition, there is a basement that can accommodate up to 3 people. My husband built his own staircase that folds down to access the upper floor and lifts it back up – level with the lower floor – when not needed.
We tried to use every square inch to create a comfortable and fully functional home away from home for my parents and others who wanted to visit!
