Read The three-story townhouse has been around for centuries, but a new architectural style, with a garage on the main floor, emerged in Ottawa in the late 1960s.
There are three main floor plans for 3-level townhouses in Ottawa: 3-level, split-level, and hybrid.
In particular, this column looks at mixed-use buildings with a living room in the back of the floor plan with 1.5-story ceilings and a dining room facing the room. This design is popular because it creates a remarkable space that is not available in small homes. These individual formats were popular in the late 1960s through the 1990s, when they were discontinued for various reasons.
The hybrid format is common in the Toronto area and first appeared before Ottawa. Split-level design is common in Ottawa, where the back room has high ceiling heights and can look down on the dining room wall.
Excellent 3 Story House Plans
Early examples of 1970s mixed-use architecture are at Sheffield Glen and Carson Meadows. Unfortunately, I don’t have floor plans for these projects.
Below are the townhouse plans for 2296 Orient Park, Blackburn Hamlet. 1973-1976 Most mixtapes follow this basic format. One of the differences between these types of plans is the location of the powder room in two areas. This list is on the second floor, but sometimes on the entry level or in the basement.
Riverwood Estate Townhouses at Woodroffe/Makelar Park, built c. 1976-1978, a good example of the hybrid format. Similar to the 3-story townhouses of the time, especially in the Toronto area, these townhouses had neo-mansard roofs that sloped below the ground, a way to make the buildings appear smaller.
A feature of this design is that the rear of the house has a low floor and access to the courtyard. It is common to enter directly from the yard from the living room. A laundry room next to the kitchen is also rare in these designs.

Gentry Lane (Bertona Street in Manordale), c. 1976-1978 building with a neo-mansard roof on the upper floor.
This design differs somewhat from the hybrid design in that the front door is half a flight above the ground floor.
Other designs at Huntview Estates in Hunt Club Woods, c. 1978-1980, 3-tier plan. Equipped with 2-layer design lines. The terrace above the garage is less than the height of the 3-storey block and is a good place for barbecue outside the kitchen.
In this Sawmill Creek home, c. In 1984-1985, 2 out of 3 samples were mixed. The Bergen/Bergen custom floor plan features a high modern ceiling line that wraps around the floor plan.

One design for the Hunt Club Woods fabric, c. 1983-1985, hybrid plan. It is protected by a two-tier design. Note that the tunnel from the garage to the back deck creates a side design and only encloses the garage.
The main thing is that these designs have a portable window above the sliding door of the living room, compared to the front rectangular window. This represents a change from the traditional design of the time. The townhouses in this area called “Hunting Club” have neo-traditional architecture, not new but not traditional.
Timberlake built several hybrid designs in the early 1990s at Fallingbrook, Canadian Lakes and Cardinal Glen. They are often included in two-story, even house projects. It is interesting that the facade of Brighton, shown below, has a gable roof to the front, which increases the height of the building. This is a departure from the 1970s when neo-mansard roofs were used to reduce the impact of height. This is among the last examples of mixed-use architecture built in Ottawa.

It is one of the narrowest of the hybrid designs, measuring 17 feet 6 inches in diameter. They are usually 18-21 feet wide.
Similar to the Gentry Lane houses shown above, the entrance in this example is raised half a flight above the ground floor. Another detail is that the steps run from one side to the other compared to the back to front position. In this plan, one bedroom is half a flight from the top floor.
One of the later stages of the hybrid design, the plan below is very common in 1990s era homes. In particular, the kitchen is large, and there is a common room called the family room (but it can also be used as a breakfast room), and the master bedroom has a large bathroom and a closet.
I’m not sure why these types of 3-story townhouses were built, but living rooms and dining areas and balconies will definitely find their time in homes that look out of place. the box…can move and move. in advance
Lexington Iii Floor Plan: Split Level Custom Home
Just for fun. Although I wasn’t in Ottawa, I wanted to share the most unusual story about the Hybrid Program from my home in Brampton. The Stornwood area of townhouses is one of the most versatile 3-storey developments I have seen. In this case, the upper areas at the back are the dining room and the conservatory (the kitchen is built with a lowered ceiling for some reason), the living room and the library above the garage and the balcony facing it.
One of Ottawa’s major builders in the 1950s and 1960s was Campeau Construction, a name that is still well known today, although the builder is no longer in business. Most homes in Alta Vista are custom built, but Campeau was one of the first builders to build custom homes in the area. Approximate locations of Campeau properties In the early 1950s, Campeau began constructing buildings west of Kilbourne Avenue and Alta Vista Drive, north of Randall Avenue. Mobile homes and half-story homes were popular at the time. Most of the ‘shop houses’ were built by Wartime Housing Ltd. The story about the return of soldiers after the Second World War was one and a half, and it quickly became very popular with all creators. During the mid-century, Mansard roofs were popular in Ottawa home design. First popularized in France in the 1700s and then revived in the 1800s, the roof style reappeared in Ottawa in the 1960s. Roofs were originally used on historic buildings. , but eventually changed in different ways to give a modern look to the traditional. Campeau was the architect who made the most use of the roof in the mid-century, but other architects followed. Old use of mansard roof. Playfair Park North/South, Russell Heights, c. 1965: This plan consists of classic versions of Mansard and Dutch versions of Dutch.
