My husband and I have just moved and one of the requirements for moving was a bigger shop for the business. The house exceeded all our criteria and the shop at the back is a great base to renovate and turn into a great work shop for my needs. The shop floor is 40′ x 40′ and the shop itself occupies 30′ x 40′ of this space. There is a 10 inch storm shelter that separates the area on one side. The structure itself is only 4 or 5 years old and the previous owner built it for automotive use. I knew going in, the store wasn’t 100% perfect and needed some work. In this article I will walk you through the build and report issues and plans to update for my own interest.

Inside, the foundation pillar looks like a vault. There are 6×6 posts connected by five 2×4 horizontal boards every 10 feet. This is a 2×4 exterior sheet material. Between the sheet metal and the 2×4 is a thin layer of insulation that acts as a thermal break and also prevents moisture from forming inside the sheet metal. That’s my guess anyway.

Inside, you will find a man door and window on the right wall, stairs to the loft, and a forced ventilation and exhaust inlet on the back wall, with two tall horizontal windows and an exhaust fan on the left. Many characters are already installed in the store. The previous owner used old metal sheets on the roof and the first few shoes on the walls. Then a black pegboard was added to it. Pegboard and tin will be removed as it does not meet my needs. In its place will be 2×6 framing walls, insulation, and 3/4 inch soft plywood on 24 inch centers. It gives me more mounting options and does a much better job of maintaining climate control.

When you enter the men’s door, the electrical panel is in the corner to your left. The fridge and office are immediately on the right. If the fridge is too noisy to record on my computer, I’ll move it somewhere else.

When I brought in all the things I made for my last office, the office extended over this wall. I’m not entirely sure if I’ll use the top office desk I made because it’s mostly made for my dogs, it won’t be in the store with me.

This shot is with your back against the wall and facing forward. There are two large swing doors at the front. They are brown on the outside and they bake as soon as the sun comes up! A lot of heat escapes from the doors into space. In the morning, the sun rises to 20 degrees in front of the shop, so the amount of sun you get is not excessive, but it causes heat problems. I want to replace windows with insulated doors. The windows allow me to see the road and know if someone is approaching the house or shop, and as there is no workplace in front of the door, light is not a problem for the camera.

In this picture you can see the tin and the lights on the roof. A tin is standing on the top floor. The lighting is good enough to work here, but not enough for video purposes. They will be replacing the American green lights I had at my previous store with LED lights.

Rear wall air HVAC. When we bought the property, the unit was working and had passed the inspection, but when I started the situation, I knew the unit was not suitable and would eventually be replaced with a smaller unit. What I don’t know is how much trouble he’s having and I’ll only get him out of it a few business days. When I first went into the shop the gas level was too low and the starter capacitor was dead to even show on the gauges. The conditioner is easy to repair, but a very low gas level indicates a bad leak somewhere. I went ahead and fixed both of these issues and cooled the place properly for a few days. Then something near the compressor shorted out and killed the system completely. Knowing that this part will eventually be replaced, I decided to stop playing with it and get ready to replace it. Right now, a million and a half degrees in the Mississippi high heat and humidity.

The attic is 12′ wide and 20′ long. Plenty of space for long term storage. Plan A is to use this space for light storage, which will help keep the space below organized and clear. When moving into the space, my friend Jeremy suggested boxing up the loft and turning it into an office. I liked the idea and decided Plan B was the direction I wanted to go. But after a lot of thinking and solving the many small problems that arise in this situation, I decided to go back to plan A and just use it as storage. I may explore this idea further in the future.

There is one more wall to discuss below. When we were in the process of buying the house, I met the previous owner and he was open about many things in the shop. One of them is the water that flows from these two windows during heavy rain. The windows are designed from a set of French doors, he said. He opened the windows to clean the interior and this caused condensation to form between the window panes. I was able to stop the leaking problem, but I didn’t have time to clean and seal the inside of the windows. I’m not sure if I can do that, because I can darken these windows significantly or even block them completely. These windows allow a lot of natural light into the space in the morning. Natural light is great for space work, but not so great for space photography.
