All house plans are designed in accordance with building regulations when and where the original house was designed.
Along with the house plans you ordered, you may also need a site plan showing where the house will be located on the property. You may also need rafters sized to match the roof load specific to your area. A mechanic can usually help you with this. If your lot does not have sanitary sewer, you may also need a septic tank. There are now specific energy laws to be followed in many areas. This usually involves filling out a simple form that provides documentation that your house plans are compatible.
In some areas, you will need to take extra steps to ensure your house plans comply with local regulations. Some parts of North America have very strict technical requirements. Examples of this include, but are not limited to, the earthquake-prone areas of California and the Pacific coast, the hurricane-prone areas of Florida, the Gulf Coast, and the Carolina coast. New York, New Jersey, Nevada and parts of Illinois also require a local professional inspection. If you are building in these areas, you will likely need to hire a state-licensed structural engineer to analyze the plan and provide any additional drawings and calculations required by your building department. If you’re not sure, building departments usually give you a brochure listing all the items they need to get a building permit.
