All home plans are designed to comply with local laws and regulations at the time and location where the original home was designed may not meet your local regulations, so you must contact your local building department to ensure compliance. All purchases of standard, custom or modified plans are final and we cannot offer refunds or changes to any plan after the date of purchase.
In addition to the house plans you order; many jurisdictions require a site plan to be prepared indicating where the structure will be located. For an additional fee, we can help prepare a site plan if you provide us with a site plan or deed description. Some areas of the country require a specific size of roof load beam depending on the snowfall in the region. If your yard is not connected to a sewer system, you may also need a septic tank design prepared by a licensed professional. Many areas now have area-specific energy codes that must also be met to certain specifications. There are several free online energy code calculators that your local building department may accept. Your builder can also help with this.
In some areas, additional steps are required to ensure that house plans comply with local regulations. Some areas of North America have very strict structural design requirements. Examples of this include areas along the California and Pacific coasts that are located along active fault lines and are more prone to natural disasters, areas that are at risk from tropical storms and hurricanes such as the East Coast, Gulf Coast, and the Carolinas. Tornado Alley in the Midwest will certainly require some interesting building engineering solutions. Additionally, New York, New Jersey, Nevada, and parts of Illinois require a local professional inspection. If you are building in these areas, consider hiring a state-licensed civil engineer to review and approve designs and possibly provide additional drawings and recalculations required by your building department. Almost every region of the United States has some special requirements for natural features, so you may need to leave room in your budget for CAD drawings so that an engineer or architect can make the necessary changes. Building departments usually have a printout and they will give you a list of all the things you need to get a building permit.

Another thing to know about inventory plans: They don’t come with a professional seal. If your building department requires it, that means they will only accept a stamp from a licensed professional in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for a full review and a stamp showing that the plans have been approved by a state-licensed architect or engineer. Additionally, plans used to build homes in Nevada must be prepared by a licensed Nevada architect. If you are not completely familiar with all of your local regulations, simply contact your local building department and they will be able to provide you with all the requirements and specifications needed to make your plans 100% compliant with your local regulations.
