, we write a lot about tiny houses. Sometimes I wonder if we made it to the tiny house. Are these cute tiny houses on wheels just glorified trailers? Are they destined for the pages of Craigslist in a few years when the frenzy has subsided? Or do they reflect a cultural shift in the way we view our homes, where bigger isn’t always better?

Whether the tiny house movement turns out to be the start of a cultural revolution or just a passing fad, I think it’s helped spark a conversation about sustainability and how much home you really need. Can you live well on 200 square meters? At 400? That’s what I thought when I saw this “tiny home” from West Coast Homes, which is definitely lavish compared to most tiny homes, yet, at 400 square feet, it’s much smaller than the average American home. (In 2015, the average size of new homes built in the U.S. was 2,687 square feet.)

Amazing Tiny House Floor Plans Under 400 Sq Ft

Even if the typical tiny home, with its tiny loft bedroom accessed by a small flight of stairs, seems a little claustrophobic, you might find something you like in the Salish, a 400-square-foot bedroom with an abundance of windows. and outdoor space. The living room has high ceilings and windows on three sides, and the kitchen has a full-sized refrigerator and a pull-out island that can serve as a dining table or work surface. (Dual-purpose pieces are key in the limited square footage.) Off the kitchen, there’s a full bathroom and, a luxury unheard of in many other tiny homes, a full bedroom. There is even a children’s attic or overnight accommodation.

A big. (Okay just kidding, it’s perfect.) 400 square feet doesn’t sound like a lot of space, but in this case the clever floor plan and attention to detail make it feel very roomy, roomy enough for one or even two people loving each other . Oregon-based Tiny Heirloom has made a name for itself with its HGTV show and focus on luxury tiny homes. In 2016, they built Iki Hau’oli Hale, a tiny home in Hawaii for clients in need of their dream vacation home.

Sq Ft Fireproof Tiny House Has Main Floor Bedroom

The 400-square-foot Iki Hau’oli Hale, currently located on Maui, uses two separate trailers. The first is a 290 square foot terrace with dining area and ocean views. The second 43 foot trailer provides the main living quarters with spacious skylights, copper roof and lots of windows.

Inside is the professional kitchen – the client is a chef and recipe developer – with quartz countertops, a large refrigerator, a five-burner island stove, three large windows and a farmhouse sink. A large counter for two provides a place to eat, and the kitchen opens to a 140-square-foot living room with reclaimed wood accents. A large Chesterfield sofa provides ample seating, and a double-sided see-through fireplace is the centerpiece of the home.

The tiny home has two bedrooms: a 75-square-foot loft with a folding accordion staircase that descends from the ceiling, and a master bedroom in the rear that uses a queen-sized Murphy bed to maximize space. Throw in a high-tech shower and a custom Carrera marble countertop in the bathroom, and you’ve got a retreat that blends luxury in small spaces.

To take advantage of Hawaii’s temperate climate, Tiny Heirloom also used two different NanaWall SL60 glass opening systems with three fully retractable panels. When the weather permits, panels open the living room and master bedroom to the outside.
