All home plans are designed to conform to the building codes of when and where the original home was designed.
In addition to the house plans you order, you may also need a website that shows where the house will be on the property. Your area may also require beams sized to accommodate specific roof loads. Your home builder can usually help you with this. You may also need a septic plan if your property does not provide a sanitary sewer system. Many areas now have area-specific energy codes that must be followed. This usually involves filling out a simple form that provides documentation of your house plans.

In some areas, you may need to take a second step to ensure your home plans comply with local codes. Some regions in North America have very strict engineering requirements. Examples include the earthquake-prone areas of California and the Pacific coast, and the hurricane-prone areas of the Florida, Gulf, and Carolina coasts. New York, New Jersey, Nevada and parts of Illinois also require an inspection by a local professional. If you are building in these areas, you will need to hire a state licensed structural engineer to review the plan and provide additional plans and calculations as required by your building department. If you’re not sure, building departments usually have a brochure that lists all the items they need to submit and obtain a building permit.
Also, stock plans do not have a business stamp. If your building department requires it, it will only accept a stamp from a licensed professional in the state where you plan to build. In this case, you should take your house plans to a local engineer or architect for review and stamping. Also, plans used to build homes in Nevada must be prepared by a licensed Nevada architect.
