Three Story Townhouse Floor Plans – The three-story house is hundreds of years old, but the latest design version, with a garage on the main level, didn’t appear in Ottawa until the late 1960s.
There are 3 main types of triplex homes in downtown Ottawa: standard triplex, split level and hybrid.
Three Story Townhouse Floor Plans
Specifically, this article will look at a hybrid layout where the living room is behind the floor plan, the ceiling is 1.5 stories high, and the dining room overlooks the living room. What stands out about this design is that it creates a unique space that is often found in smaller homes. This unusual shape was popular from the late 1960s until the 90s, when construction stopped for some reason.

The mixed form is common in the Toronto area and occurs earlier than Ottawa. One of the most common in Ottawa is the split layout, where the living room has a full ceiling and the dining room has a lower part of the wall.
Some early examples of hybrid structures date back to the early 1970s at Sheffield Glen and Carson Meadow. Unfortunately, I don’t have a floor plan for the design.
Below is a town plan for 2296 East Park, Blackburn Hamlet 1973-1976. Most hybrid programs follow a basic structure. One of the differences in this type of program is the location of the two parts of the dough. In this structure it is located on the second floor, but sometimes it is on the entry level or in the basement.
The townhouses at Riverwood Estates in Woodruff/McKayla Park were built in 1977. An excellent example of the 1976-1978 style. As was common in three-story buildings at the time, especially in the Toronto area, these townhouses featured newly constructed roofs that sloped downward from the front to give the houses a taller appearance.

A notable feature of these designs is a walk-up basement at the back of the house that leads to the courtyard. The most common is to enter the courtyard from the house. The full laundry room is adjacent to the kitchen which is also unique in its design.
Courtesy Road (Bartona Road, Manordale), c. From 1976 to 1978, some houses with new roofs were built on the ground.
The designs differ slightly from most mixed designs in that the front door is half the height of the floor.
Some drawings of Huntview Estate, Hunt Club Trees, c. From 1978 to 1980 the plan was to have 3 floors. The bar above the garage makes the three-story building seem taller and is a great outdoor space for barbecuing off the kitchen.

At this Sawmill Creek facility, c. In 1984–1985, 2 of the 3 drafts were mixed. A modern high-rise apartment on an island in the unique Bergen/Bergen plan.
The cross sections show the general structure of the hybrid system. Bergen has a unique basement.
Master Plan for Hunter Club Woods Complex, circa 1997. 1983–1985 was a mixed program. It is delivered with 2 levels of design. Notable is the pipe from the garage to the backyard, which is designed so that one side only connects to the garage.
It is worth noting that the design has a window mounted above the room’s sliding door as opposed to a standard rectangular window. It represents the most common architectural style of the period. The campus townhouse, known as the “Hunt Club Castle,” features traditional architecture—not modern, but not traditional either.
The Salinger Attached Garage
Timberlake built a series of condominiums in Fallingbrook, Kanata Lake and Cardinal Glen in the early 1990s. They were often two-storied or even mixed with bungalows. Interestingly, the Brighton side (pictured below) has a pointed roof that shows the top of the house. This is in contrast to the 1970s, when new mansard roofs were used to reduce height. These are some of the last examples of architectural design built in Ottawa.
It is one of the shortest designs at 17 meters wide. They are usually 18-21 feet wide.
Much like the Gentry Lane house seen above, the interior of this model is raised half a story above ground level. It should also be noted that the stairs come from two sides, as opposed to a back-to-front connection. In this plan, a bedroom is part of the floor from top to bottom.
A later revision of the hybrid design, the following plan contains features that are common in 1990s homes. In particular, the kitchen is large, off it there is a room called the family room (but it can be used as a room. Breakfast room), and the bedroom has a large bathroom and closet.

I’m not sure why this type of 3-story town house was stopped from being built, but the amazing living room and dining room and the blending porch marked a moment to think outside the box… and give it the go-ahead. inside
Just for fun: While I’m not in Ottawa, I wanted to share something a little special about the hybrid program in my hometown of Brampton. The Stornwood Townhouse is one of the only hybrid 3 storey townhouses I have ever seen. At the moment, the tall space above the back is the dining room and conservatory (the kitchen has a suspended ceiling for some reason), a library above the garage and a living room with a balcony.
Campeau Architecture was one of Ottawa’s major architects in the 1950s and 1960s, and although the architect is no longer active, the name is still well known today. Most homes in Alta Vista were custom built, but Camp was one of the first architects to build custom homes. Campeau has sprung up on Alta Vista Drive, southwest of Kilbourn Avenue and north of Randall Avenue, around neighborhoods where Campeau has been built since the 1950s. Bungalows and one-and-a-half-story houses were very popular at that time. After World War II most of the “successful houses” built by the Civil War for Civil War veterans were one and a half stories, a style that quickly became popular with all architects. Postwar Small 1/2 Story Homes 1/2 story homes are popular in some parts of Ottawa and were built during World War II and the post-war era. These apartments are located all over the city, but the main focus is on the following areas: Carrington, Courtland Park, Carlton Heights, Meadowlands/St. Clare Gardens, Alta Vista, Overbrook, Eastview, Vanier, Elmvale Acres and Queensway Terrace. This 1/2 story home actually has roots in European architecture and North American architecture. This style was born during World War II by War Housing Limited to meet demand during a housing shortage and was short-lived. Design and economy of construction compared to a full two-story house, and in some cases the second floor can be left unfinished for further expansion. Multi Family Home And Building Plans
Mansard roofs were a popular design feature of mid-century Ottawa homes. The roof style was first introduced in France in the 17th century, then revived in the 19th century and reappeared in Ottawa in the 1960s. Originally, the roofs were used on historic buildings, but eventually they were modified in various ways to express the modern tradition. Kemp was the architect who made the most use of the roof in the mid-century, but other architects followed suit. Traditional use of mansard roofs. Playfair Park North/South, Russell High, c. 1965. This plan features a traditional mansard option as well as 2 Dutch Colonial styles with mansard roofs. Beacon Hill and South Key, c. 1967. This is a good example of the modern mansard roof style. Instead of decorating the living room, these houses replaced the windows with a unique facade. Viewed from the side, the roof actually resembles a gambrel-esque silhouette.
