Tiny House 400 Sq Ft – In a 400-square-foot Austin home filled with great ideas, designer Kim Lewis created an airy, ultra-livable home filled with smart storage solutions and spaces for outdoor entertaining.
The compact but efficient kitchen and living area consists of one of two linked trailers designed by Kim Lewis.
Tiny House 400 Sq Ft
Have you ever lived in a house with only 400 square feet? For Austin, Texas-based interior designer Kim Lewis, the current movement towards micro-apartments is of great interest. “I see it as a reflection of the housing industry, a desire to find the best way to live within our means,” says Lewis, who has worked on high-end interiors on the Hollywood set (see our recent story on actress Tiffany Thiessen’s home . ). “It also represents a free-spirited philosophy; many young couples want or need the flexibility to travel or live in multiple locations. This lifestyle makes that possible.” This is exactly the case with hosts Aaron and Meredith, who moved from Colorado to Austin with their two rescue dogs, Olive and Zoe, to open a second location for urban wine. Square Foot Sun Filled Tiny House Plan
“Clean lines, rich textures and bold colors” was the couple’s request for their new home, built on two trailers connected by a covered breezeway. Lewis designed the layout to maximize entertaining space, another of Aaron and Meredith’s primary desires. “The problem is you try to fit a lot into a small box and make it functional, live and stylish,” says the designer, a veteran of several high-profile television productions. “I drew McMansions every day on Extreme Makeover. It’s easier to put things in a big space, but then you realize you really don’t need as much as you think.”
A wall-to-wall counter with a movable island gives couples plenty of space to prepare. Open storage and hooks for pots and pans are other good uses of space.
“Aaron was very adamant that the kitchen should not be big and have a lot of appliances,” says Lewis. Two low-profile refrigerator drawers offer a smart solution: they offer as much storage as a regular refrigerator, while providing additional counter space. Another important factor is the weight of the material. “These homes are going to be mobile, so things like granite and heavy hardwoods don’t work well — they make the home too heavy to pull with a regular truck license,” Lewis explained. “So we used Silestone countertops on the back wall, while the island is covered in wood, so it’s lighter.”
Even a color-obsessed designer like Lewis knows when to be disciplined. “In general, when it comes to a small house, I would say you want to tone down the color inside. I like to use textiles and small elements to bring color,” he said. Install a striking black wall panel in the kitchen and paint the ceiling the same color: “There is a misconception that black makes a space smaller, but it has the opposite effect—it makes the trailer look taller.” Open kitchen shelves with leather straps provide a sleek, contrasting feature that stays true to the couple’s mid-century aesthetic. Salvaged flooring in a 1960s Austin home accentuates this beauty.

In keeping with Aaron’s rustic taste and Meredith’s preference for a more bohemian style, the bedroom is decorated with wooden floors and Guatemalan textiles against white walls. A pair of Eames Shell chairs serve as bedside reading nooks; Sliding doors and lots of windows make the space airy and bright.
The edge of the wall of the book is also reinforced with copper plates; A map above the bed indicates the owners’ travel interests.
Parasoleil perforated copper panels were an important element in the interior and exterior design of the house. (Lewis also used them to create a pergola ceiling in the home of one of his celebrity clients, singer/songwriter Jewel.) Here, they’re being installed to create a barn-style door in the couple’s clever custom bathroom. Messages of joy were written on the floors. Next to the bathroom, part of the ceiling was converted into a square area for storing the couple’s camping and fishing equipment.
One of the most innovative parts of the whole design is Lewis’ decision to build a board storage space along the girth of the trailer. “We used pipe fittings to make a small vertical step – now they basically have wardrobes,” says Lewis. A range of washer-dryers are available for added efficiency.

Currently located in Maui, Iki Hauoli Hale uses two separate trailers, each measuring 400 square feet. The first is a 290 square meter deck with dining room and sea view. The main quarters on the other 43-foot trailer have large skylights, a copper roof and multiple windows.
Inside is the professional-class kitchen – the client’s chef and recipe developer – with quartz counters, a full-sized refrigerator, a five-burner stove on the island, three windows and a farm sink. A high counter with seating for two provides dining space, and the kitchen opens to a 140 square meter living room with reclaimed wood trim. A full-sized Chesterfield sofa provides plenty of seating, and a double-sided open fireplace is the focal point of the home.
The tiny house has two bedrooms: a 75-square-foot attic reached by an accordion staircase that descends from the ceiling, and a rear master bedroom that uses a queen-size bed to maximize space. With a high-tech roll-in shower and custom Carrera marble countertops in your bathroom, you can combine luxury in a small space.
To take advantage of Hawaii’s cool climate, Tiny Heirloom uses two separate, fully retractable NanaWall SL60 opening systems. If the weather permits, the shutters open the hall and the room to the outside.
