All house plans are designed according to the building codes of when and where the original house was designed.
In addition to the house plans you order, you may also need a site plan that shows where the house will be located on the lot. You may also need joists sized for roof loads specific to your region. Your handyman can usually help you with this. You may also need a septic tank plan if your lot is not served by a sewer system. Many areas now have energy codes that must be followed as well. This usually involves filling out a simple form to provide documentation of your home’s compliance with the plans.
In some regions, there is a second step you must take to make sure your home plans meet local codes. Some areas of North America have very strict engineering requirements. Examples of this include, but are not limited to, earthquake-prone areas in California and the Pacific Coast, hurricane-prone areas in Florida, the Gulf Coast, and the Carolinas. New York, New Jersey, Nevada and some areas of Illinois also require a local professional review. If you are building in these areas, you will likely need to hire a state-licensed structural engineer to analyze the project and provide additional drawings and calculations needed by your building department. If you’re not sure, building departments usually have handouts where they’ll give you a list of everything they need to submit and get a building permit.
Also, stock plans don’t have a professional seal. If your building department requires such a seal, they can only obtain a seal from a professional licensed in the state where you plan to build. In this case, you should take your house plans to a local engineer or architect for inspection and stamping. Also, plans used to build homes in the state of Nevada must be drawn up by a licensed Nevada architect.
